Term of Lease: One-year term, with
the option to renew at the end of the lease. A lot of our
families have chosen to stay with us for many years.
Security Deposit: The security
deposit is one hundred dollars more than the monthly rent
(ex. Rent =$575/ Security = $675) and will be returned to
you within thirty days of the termination of the lease if
that there is no damage to the apartment. We have an excellent
record of returning deposits.
Pets: We do allow dogs with a pet
security deposit of $200.00. We have had a lot of problems
with cats in the past and no longer allow them.
Rent Due: The rent is due by the
first of every month and is considered late if it is received
later than the fifth of the month.
Late Fees: If your rent is late
a late fee is due with your rent. The fee is 5% of your rent
for example if your rent is $575, then your late fee would
be $28.75.
Maintenance: If you have a maintenance
issue you may call the office or send us a letter. We will
contact you within 24hrs of notification and make an appointment
with the maintenance crew. We are available 24/7 for emergency
maintenance calls. If the problem is urgent we will address
no matter time of day or the day of the week.
Grounds: We would like you to feel
at home when you live in one of our small complexes, if you
wish to plant flowers or vegetables, all our duplexes have
garden spaces. We also encourage our families to create an
outdoor picnic/patio area. Our largest duplexes have an acre
of maintained play/garden space.
Landlord access: We respect your
privacy and will not come in your apartment without a 24hr
notice.
Landlord / Tenant Relationship: After
21 years of service providing homes for grad students and
families, we are proud of our friendships with our renters.
We are often asked if our business is difficult to manage.
It's not, because we carefully build strong, positive relationships
with our renters. We respect them, and they us creating
a foundation for years of working together.
